General Terms:
Loan Types: Permanent, Acquisition/Interim, Construction, or Construction/Permanent.
Loan Amounts: $1,000,000 and up.
Property Types: Office, retail, industrial, apartment & hotel. Single or Multi-tenant properties.
Rate Type: Fixed or Floating
Rates: Typically based on a spread over corresponding treasuries.
Terms: 2, 5, 7, 10, 15, 20, 25 yrs.
Amortization: Up to 30 yrs. Self amortizing loans also available.
Recourse: Non-Recourse to borrower.
Pre-payment: Yield maintenance, defeasance or fixed schedule.
Fees: Most deals are "par" to lender. EagleBridge fee is 1 point.
Other: Credit tenant financing for single-tenant leased properties 1.05x DSCR.

For new developments or turn-around situations we arrange equity and/or mezzanine financing. In doing so, we match institutional equity with experienced developers on a project-by-project basis. Terms & rates will vary by project.
