EagleBridge Capital
has extensive experience in financing 'single-tenant' real estate occupied or
owned by public or private companies.
We provide the following:
Unlike real estate owned by a third party and leased to
multiple tenants, lenders typically view corporate/single-tenant real estate as
higher risk since its performance is tied to the stability of the company in
occupancy. This results in fewer lenders willing to finance such properties and
wide ranges of "perceptions of risk" from potential lenders on each
transaction.
Due
to this risk, corporate-owned or single-tenant transactions require an in-depth
analysis of the financials of the company/tenant, its industry, how it stacks
up against the competition, and a detailed analysis of the use of the subject
property, including an alternative use analysis.
In working with EagleBridge Capital, you can be
confident in knowing that our experience in this sector will result in
competitive financing solutions for your transactions.
Mortgage Financing
Rates & Terms for mortgage financing on corporate owned or leased
properties are a function of a number of variables. These include, credit of
the company in occupancy (specifically, the lenders perception of credit),
lease term, Loan-to-Value, quality of the real estate, special-use nature of
the property, length of time the company has occupied the property, and
alternative uses for the property should the company vacate.

Sale-Leaseback Financing
Sale-Leaseback financing is
an efficient way for companies to unlock cash, that is "tied up" in
corporate-owned real estate.
For
most operating companies, owning real estate is not financially beneficial. In
fact, it can be an impediment to growth. Sale-Leaseback financing is a simple
solution which strengthens a company's balance sheet by providing an immediate
infusion of real capital that can be used by the company in other areas. Not
only will your company improve its ratios, but the cash proceeds can be used
for any purpose, including but not limited to paying down debt, new
acquisitions, research and development, or expansion.
The
Sale-Leaseback process is not a complex process, but needs to be structured
properly. Simply, the process involves valuing the company's real estate,
finding a qualified buyer, structuring an acceptable operating lease, and
selling the property to receive cash in exchange.
EagleBridge Capital works with companies to make this
process successful. We have relationships with leading institutional capital
sources who are available to fund sale-leaseback transactions. Most
importantly, we are uniquely positioned in that we understand the real estate
capital and have extensive experience in understanding and analyzing corporate
credit.
Working with EagleBridge
Capital will not only guide you through the sale-leaseback process, but enable
you to maximize the terms and pricing of your transaction.
